A clear starting point

Explore the possibilities.
Understand the decisions.

Our focus is dual occupancy and small townhouse development for landowners in Melbourne’s northern suburbs. As developers, we coordinate site, planning and design discussions with specialist consultants to help shape a considered development pathway.

A first conversation helps us understand your site, your objectives and the work already completed. The next step depends on the property and the scope you need.

Two pathways to explore

Dual occupancy

Explore whether two homes could suit your property and your objectives. The starting point is the existing home, site layout, access and the planning and technical constraints that need investigation.

Tell us whether you are considering retaining the existing home or exploring a new proposal. Neither a second dwelling nor separate titles can be assumed without site-specific advice.

Small townhouse developments

Consider a small group of homes with a layout that responds to the block, neighbouring properties and future residents. The number and form of homes need to follow the site assessment.

We discuss your intended outcome, any existing plans and the consultant input needed to assess scope, costs, timing and the next decision.

Our work in progress

The Sapphire Edition

The Sapphire Edition is our premium co-living project in progress. It provides a view of our development approach, design intent and real site progress. It is a different project type from dual occupancy or townhouses; each new site needs its own assessment.

Before we speak

What should I have ready?

Your suburb, a short description of the property and what you hope to achieve. If you already have plans or planning advice, mention them; we can discuss sharing documents after the first contact.

Can you confirm what can be built?

Development potential depends on the site and relevant planning and technical requirements. It needs investigation and appropriate specialist advice; an initial enquiry is not an approval or feasibility assessment.

Can we discuss a partnership?

Yes. Tell us your objectives and preferred involvement. Any proposed partnership would need its own assessment, agreed responsibilities and documented commercial terms.

Where do you work?

Our current focus is landowners in Melbourne’s north. Tell us your suburb and the type of development you are considering so we can discuss whether the site and scope are a suitable fit.

Questions worth asking early

Should I start with a design or a site assessment?

Start by explaining your objectives and what is already known about the property. A concept is more useful when it responds to the site's constraints, access and intended use. We can discuss which investigations and specialist input would help inform the next decision.

What does a development feasibility discussion cover?

It brings the proposed scope, likely costs, timing, delivery risks and intended outcome into one conversation. Assumptions need to be identified and checked before they become commitments. Bring any existing plans, cost information or consultant advice to the discussion; a website enquiry alone does not establish feasibility.

Can you tell me how many homes will fit on my block?

Not from a suburb or land area alone. Site dimensions, access, existing buildings, planning controls and technical requirements all matter. An appropriate assessment is needed before relying on a dwelling count, subdivision outcome, cost or timeframe.

What happens after I submit an enquiry?

Your message is saved for Men In Blue to review and Gagan receives an email alert. We use your contact details to discuss your property and objectives. If there is a suitable next step, its scope, responsibilities and any fees are discussed before you commit.

Tell us about your site.

Tell us your suburb and whether you are considering dual occupancy or a small townhouse development. It is fine if you are still exploring. Please leave out financial records and other sensitive documents.

This starts a conversation. It does not commit you to a project or a fee.
